Assistant / Intermediate QS | Permanent or freelance | Residential Contractor | SE London
A major contractor delivering a long-term 2,000 unit regeneration scheme is seeking a Quantity Surveyor to join their commercial team on site full-time. This is a rare opportunity to take ownership of a circa 100-unit phase within one of London's most significant housing programmes.
Working closely with the Commercial Manager, you'll support the commercial delivery of live phases, manage subcontract procurement and reporting, and ensure financial control across a fast-moving, high-density residential environment.
This role is ideal for someone ambitious, detail-driven, and confident operating within structured developer/contractor settings.
The role kicks off 5th January, and the Commercial Manager is open to interviewing strong profiles directly.
The Role
• Support the commercial management of a 100-unit phase within a multi-year, multi-phase regeneration scheme
• Manage procurement, tender enquiries, analysis of returns and preparation of subcontract orders
• Oversee subcontractor accounts, variations, valuations and final accounts
• Produce CVRs, forecasts and monthly reporting for the Commercial Manager
• Maintain accurate commercial records and ensure compliance with internal and contractual processes
• Assist with cost planning, change management and early identification of risk across the phase
• Work collaboratively with site teams, design, and delivery leads to maintain programme and cost certainty
• Take ownership of commercial tasks and drive accurate reporting in a high-visibility role
What they're looking for
• A QS with strong residential experience - developer or main contractor backgrounds welcome
• Someone who has worked on large-scale housing schemes, multi-phase environments, or high-density residential delivery
• Strong understanding of procurement, reporting, subcontract management and contractual controls
• A confident communicator who can support site teams and interface effectively with internal management
• Someone structured, detail-oriented and capable of bringing clarity and organisation to a live, fast-paced environment
The Offer
Up to £55,000 + package (car/travel allowance, healthcare £3-4k)
Full-time site-based role in South East London
5 days per week on site
Start date: 5th January
