Design Manager - Pre-Construction

Our client, a leading residential developer, is seeking an experienced Design Manager (Pre-Construction) to oversee and coordinate early-stage design processes across a diverse project portfolio. This is a key opportunity for a motivated and detail-oriented professional to play a central role in managing the design strategy and standards during the pre-construction phase.
In this role, you'll report to the Pre-Construction & Innovation Design Lead and collaborate with teams across acquisitions, planning, technical, commercial, site delivery and customer functions. You will ensure consistency in design quality, standards, and delivery while supporting innovative approaches in early-stage residential design.
Key Responsibilities:
Manage and track all pre-construction reviews for new projects, including planning design assessments, technical reviews, and internal standards checks
Support the development and maintenance of the central design standards library and technical guidance documents
Coordinate with architectural, interior, and landscaping design leads to unify and document design output across teams
Review planning designs and layouts to ensure alignment with technical checklists and building regulations
Attend and support early-stage project meetings, tracking progress, design actions and stakeholder input
Produce and/or manage technical drawings for internal reference or external consultants
Review current and live site projects for consistency with internal design standards
Contribute to programme reviews, logistics planning and other early-stage site setup requirements
Assist in managing preliminary design documentation formats and ensure completion tracking with project teams

Candidate Requirements:
Degree in Architecture, Architectural Technology, Project Management or Engineering (or equivalent)
Minimum of 5 years' experience in design management, preferably within residential construction
Strong knowledge of Irish building regulations and planning requirements
Track record of managing design documentation, technical libraries, or standards in large-scale developments
Proven project management skills and ability to track design progress and review cycles
High attention to detail and ability to manage multiple stakeholders
Innovative mindset with confidence to challenge and improve existing design processes
Excellent written and verbal communication skills
Full clean driver's licence and access to a vehicle
