Lettings Negotiator - Job description
My client is looking for an energetic individual to manage the lettings department, ensuring that all properties are marketed and let while providing exceptional customer service to landlords and tenants. This role combines business development, team leadership, and operational management to drive department performance. To enhance our existing portfolio with new managed clients by actively generating leads.
General responsibilities:
• Negotiate letting agreements
• Market rental properties
• Reference check potential tenants
• Process Notice to Quits
• Provide accurate weekly marketing feedback to landlords
Business Development:
• Drive the growth of the lettings portfolio by securing new landlords and properties.
• Build strong relationships with landlords, developers, and investors.
• Identify and pursue opportunities to maximise rental yields and revenue streams.
• Ensure properties are marketed effectively and let in a timely manner.
• Oversee tenancy agreements, referencing, and legal compliance processes.
• Resolve issues and disputes between landlords and tenants professionally.
Customer Service:
• Deliver exceptional service to landlords and tenants, addressing concerns promptly.
• Act as a primary point of contact for high-value landlords or complex cases.
• Handle escalations and complaints with professionalism and efficiency.
• Proactively increase google review rating
Key Performance Indicators (KPIs):
• Time taken between property listed - property let
• Tenant and landlord satisfaction scores.
• Percentage of properties let within a specific time frame.
• Revenue growth and profitability metrics.
Essential Qualifications & Experience:
• Proven experience in a senior lettings role, with a track record of success.
• Strong understanding of lettings laws and regulations.
• Proficiency in property management software and CRM systems.
• Full UK driving license
• Excellent communication and negotiation abilities.
• A proactive and results-driven approach to business development.
• In-depth knowledge of lettings processes and property management.
• Analytical mindset with attention to detail and problem-solving skills.
• Ability to manage time and prioritise tasks effectively.
Desirable Qualifications & Experience:
• ARLA Property mark qualification
• Strong leadership and team management skills.
• Experience using SME/ Reapit Bookings
