Property Manager
Job Location – Greenwich Office – Monday to Friday 9.00 am to 5.30 pm, one day a week working till 6 pm, and working every 4 weeks on a Saturday 10.00 am to 2.00 pm (once passed probation, opportunity to work from home for shift)
Reports to: Assistant Manager (Property Management, Associate Director – Property Management)
Job Overview
The main function of a Property Manager is to support the needs of Property Owners and Tenants. This involves coordinating maintenance and repairs, ensuring rent payments are made and received by the tenants. Ensuring that the property meets all legislative requirements in respect to lettings, and keeping up to date with legislative changes that may impact the property or tenancy.
Responsibilities
* Looking after a portfolio of 80 to 100 properties
* Dealing with all aspects of property management once a tenancy starts
* Arranging maintenance throughout the tenancy including all compliance certificates as required such as annual gas safety reports, EICR and EPC’s etc
* Raising invoices for work carried out on owner’s accounts
* Dealing with simple statement enquires from landlords
* Applying for Selective and or Additional Licences with local authorities
* Carrying out Right to Rent checks
* Carrying out midterm property visits approximately every six months
* Dealing with insurance claims on behalf of landlords in relation to leaks etc or possession hearings
* Negotiating rent increases and renewals for portfolio
* Organising midterm changes of tenants
* Dealing with all tenant and landlord enquiries
* Serving Section 21, Section 8 and Section 13 notices
* Arranging end of tenancy check out appointments
* Negotiating the return of the deposit at the end of the tenancy and preparing paperwork to be sent to the DPS should the deposit go to dispute and have to be decided by the ADR service.
Ideally looking for someone with 2 years’ experience in a similar role, full driving licence, and own car preferable but not essential to carry out property visits.
Salary between £27K to £35K depending on experience.
