Job Description
Oxfordshire - QS (who turns champagne taste into balanced books)
Permanent Position (Super-Prime residential)
If you're the kind of Quantity Surveyor who's calmly priced a solid gold bathtub while explaining (again) that changing the stone on the entire façade counts as a variation… this one's for you.
We're looking for a QS to join a well-established contractor delivering high-end, complex residential projects around the Oxfordshire region where the clients are lovely, the budgets are wild, and the phrase "can we just tweak the design?" usually involves moving three walls and a lift shaft.
Here's what you'll actually be doing (besides keeping the project financially afloat):
Keeping laser-focused control over large volumes of variations (because there will be many, and they will arrive late and unannounced like in-laws).
Preparing valuations and final accounts so sharp they practically do the job for you.
Producing monthly job cost analysis reports, with cash flow forecasts and forecast final accounts that make commercial senseeven when the design doesn't.
Liaising directly with architects, subcontractors, clients and fellow QSs. You'll be the calm in the storm, and the one who remembers to actually keep track of the CVIs and AIs.
Supporting site and contracts managers with the kind of cool-headed, detail-obsessed commercial insight that keeps everyone out of hot water.
This isn't a job for CV tourists.
We need someone with;
A solid, proven track record delivering complex, high-value / prime residential work. Not just someone who knows what a variation is but someone who can explain it to a client while gently prying the fourth design change out of their hands.
You'll need technical knowledge, strong problem-solving skills, a backbone, and ideally a working knowledge of how to smile while saying, "Yes, but that'll cost more."
