Duties
• To support the Senior Operations Manager.
• Lead and manage the in-house maintenance team and external contractors, fostering a high-performance culture and ensuring optimal productivity.
• Oversee the delivery of high-quality maintenance services across the council's property portfolio, meeting or exceeding customer expectations.
• Responsible for the delivery of exceptional customer service to tenants from your team, responding promptly to repair requests and addressing their concerns in a professional and timely manner.
• Ensure efficient turnaround of void properties and optimise maintenance processes to minimise costs and maximise productivity.
• Manage budgets effectively, ensuring that maintenance operations are carried out within allocated resources.
• Responsible for adherence to all relevant health and safety regulations and ensure compliance with contractual obligations.
• Work to an agreed set of standards and Key Performance Indicators (KPIs) that will be established and monitored by your line manager
Person Specification
* Practical experience of working in a large social housing provider in a similar capacity (min. 5 years sector experience including min. 2 years supervisory experience).
* Primary trade in carpentry, plumbing or electrical.
* Experience in analysing building maintenance problems and delivering solutions.
* Strong customer service skills. Dealing effectively and courteously with the public and customers.
* Knowledge of social housing maintenance, SOR codes, health and safety regulations.
* Full UK Drivers License
