Associate – Real Estate Debt
Location: UK-wide (reporting to London or Manchester office)
Salary: Up to £85,000 (Analyst level) / Up to £100,000 (Associate level)
Bonus: Performance-linked bonus potential up to 100% of base salary
Flexibility: Remote-first, with limited in-office days per month post-training
Company Overview:
Our client is a fast-growing and well-capitalised credit investment fund, specialising in structured bridging and short-term real estate lending. Backed by institutional capital and led by a high-performing team, the firm has quickly established itself as a prominent player in the UK property finance market, executing deals up to £100 million per transaction.
To support their expanding pipeline and increasingly complex deal structuring, they are now seeking a high-calibre Associate (or strong Analyst) to join the investment team. This is a unique opportunity to work on high-value, structured debt transactions in a highly commercial and entrepreneurial environment.
Role Overview:
As an Associate, you will play a key role in the full transaction lifecycle – from structuring and underwriting to execution and portfolio management. You will work closely with senior originators and credit professionals, applying advanced financial modelling and investment analysis across a wide range of UK property-backed deals.
The role is ideal for candidates with a strong grounding in either debt finance or equity underwriting, ideally gained at an investment fund, investment bank, or investment manager. While real estate experience is advantageous, candidates from other sectors with transferable analytical and transaction skills will also be considered.
Key Responsibilities:
Transaction Support: Assist in the structuring, underwriting, and execution of short-term real estate loans, often ranging from £5 million to £100 million.
Financial Modelling: Build and maintain detailed, dynamic DCF models and sensitivity analyses to evaluate lending opportunities and downside risk.
Investment Analysis: Conduct in-depth credit and investment analysis on borrowers, underlying assets, and market dynamics to support decision-making.
Deal Execution: Support transaction processes from term sheet through to closing, including engagement with legal, valuation, and due diligence providers.
Portfolio Management: Monitor and manage existing loan positions, tracking performance against underwriting assumptions and escalating issues where needed.
Internal Coordination: Liaise with senior originators, credit committee, and operations teams to ensure smooth execution and ongoing management of loans.
Candidate Profile:
Professional Background: Experience in real estate, leveraged finance, or structured credit within a fund, investment bank, or investment manager is strongly preferred.
Analytical Skills: Highly skilled in financial modelling, with comfort working across DCF, IRR, and complex capital structures.
Transaction Exposure: Demonstrable involvement in underwriting or executing complex financing or investment transactions (real estate experience ideal but not essential).
Education: Strong academic background from a leading university (preferably with a focus on finance, economics, real estate, or related disciplines).
Attention to Detail: Able to work accurately at pace, balancing risk awareness with commercial pragmatism.
Team Player: Collegiate, proactive, and capable of working independently in a fast-moving environment.
