GMP Recruitment is proud to be in partnership with a leading property management company renowned for its high-quality services and customer satisfaction based in the south Birmingham area. We are currently recruiting on their behalf for a Block Manager to join their team on a full-time, permanent contract. This position operates on a standard weekly shift pattern of Monday – Friday, 08:30am – 17:30pm. Our client is a key player in the property management sector, managing a diverse portfolio of residential blocks. They are looking to expand their team with a dedicated professional who can manage properties to the highest standards and ensure compliance with all regulatory requirements. To be considered, previous experience in property management or a related field is essential. Block Manager Main Duties: * Oversee the maintenance and repair of residential blocks, ensuring all work is completed to a high standard and within budget. * Conduct regular site inspections to monitor the condition of buildings and identify necessary maintenance. * Manage the appointment and supervision of contractors for maintenance and repair work. * Act as the primary point of contact for residents, addressing any queries or concerns promptly and professionally. * Facilitate communication between residents and the management company, including organizing and attending residents' meetings. * Ensure residents are informed of any planned works or changes to services. * Prepare and manage service charge budgets, ensuring accurate and timely invoicing and collection of fees. * Monitor expenditure against budgets and provide regular financial reports to stakeholders. * Handle arrears management, including pursuing overdue payments and negotiating payment plans where necessary. * Ensure compliance with all relevant statutory and regulatory requirements, including health and safety, fire safety, and leasehold regulations. * Keep up to date with changes in legislation and best practices, implementing necessary changes to management practices and procedures. * Maintain accurate records and documentation, ensuring all information is easily accessible and up to date. * Plan and oversee major works and refurbishment projects, ensuring all projects are completed on time, within budget, and to a high standard. * Coordinate with contractors, surveyors, and other professionals to ensure the successful delivery of projects. * Communicate project plans and progress to residents and stakeholders. * Deliver excellent customer service to residents, maintaining a professional and approachable demeanour at all times. * Address and resolve complaints and disputes effectively, aiming to achieve positive outcomes for all parties. * Promote a positive living environment, fostering good relationships within the community. Block Manager Desired Skills and Experience: * Previous experience in property management or a related field is essential. * A relevant qualification in property management, real estate, or a related discipline is desirable. * Strong organizational and time management skills. * Financial acumen, with experience in budget management and financial reporting. * Knowledge of relevant legislation and regulatory requirements. * Ability to handle multiple tasks and prioritize effectively. * Proficiency in property management software and Microsoft Office Suite. * Attention to detail and a proactive approach to problem-solving. * Ability to work independently and as part of a team. * Professional and approachable demeanour.
