Building Manager - Vibrant Architecture Office
Elephant & Castle, £50,000-£55,000, Monday-Friday, office-based
We are seeking an experienced Building Manager to take ownership of the facilities and operational management of a large, vibrant London office! This is a hands-on position that goes beyond traditional office management - you'll oversee the performance of all core building systems, ensure compliance with health & safety, manage external contractors and service providers, and lead a small admin team to deliver a safe, efficient, and well-functioning workplace.
This role is ideal for someone with facilities experience in larger scale buildings who is confident working with BMS, HVAC, and wider building infrastructure while still being happy to roll up their sleeves on day-to-day office needs.

Key Responsibilities
Facilities Management
Oversee operations of building systems (HVAC, electrical, fire safety)
Strong working knowledge of building services/controls, i.e BMS (Building Management Systems), FCUs (Fan Coil Units), and HVAC systems
Monitor BMS data to optimise building performance, identifying/resolving issues
Coordinate planned preventative maintenance (PPM), inspections and repairs
Manage building security procedures and access control
Support sustainability initiatives, implementing energy-saving measuresHealth & Safety
Act as the primary contact for all H&S matters
Conduct and review risk assessments and ensure compliance
Maintain up-to-date H&S policies/procedures
Organise fire drills/first aid training
Track incidents, hazards, and near-missesOffice & Administration Management
Oversee office operations(supplies, equipment, vendor management)
Manage office budgets, invoices and procurement
Provide administrative support, including diary/travel management for leadership
Act as out-of-hours contact for facilities emergenciesTeam Management
Line-manage and mentor the admin team, driving performance and growth
Foster a collaborative, service-focused team cultureHR Support
Support recruitment and onboarding
Act as a friendly and approachable point of contact for staff queriesAbout You
Experience in a Building/Facilities/Office Manager role
Strong knowledge of building systems, BMS, HVAC, FCUs and contractor management
Solid track record in health & safety compliance, risk assessments, and emergency protocols
