Client Local Authority in Newham Job Title Commercial Senior Surveyor Pay Rate £500 Daily Umbrella Hours 36 Hours a week(Mon-Fri)9AM-5PM Duration Initial 6 Month Contract Location Office based/Site basedNewham Dockside | 1000 Dockside Road, London E16 2QU All Applicants must Drive and have own vehicle Description Job Summary Reporting to the Commercial Manager, the Senior Surveyor is one of nine personnel managing over 600 Council owned commercial properties, the majority of which are retail, but also includes industrial, offices, land and community centres. The successful candidate must be a Member or Fellow of the royal Institution of Chartered Surveyors.significant estates management experience in the local authority sector is required. It is important that the commercial portfolio is proactively and efficiently managed to assist in achieving the Council's priorities, and to ensure compliance, maximisation of income, minimisation of tenant complaints and the continued reduction in outstanding rent reviews and lease renewals. The successful candidate must be able to demonstrate previous experience in managing similar commercial property portfolios, be able to provide examples of issues experienced, options considered and how such issues can be resolved to the satisfactory conclusion of all stakeholders. Key Accountabilities: Provide high-level professional property advice in accordance with the best-practice standards of the Royal Institution of Chartered Surveyors. To be responsible for implementing the Council's property asset management policies. Lead on negotiations with and the management of community and voluntary sector (CVS) occupiers. Lead on enquiries from Elected Members relating to the CVS sector to ensure all stake-holders views are listened to, professionally and courteously evaluated, and to provide recommendations in accordance with the Council's priorities. To lead and take responsibility for all transactions for which they are responsible. To be able to plan, prioritise, manage and report their own workload. To take decision-making responsibility for all their transactions. Actively contribute to the preparation of Corporate Property and Commercial Portfolio Strategy. To have responsibility for implementing and implementing legislative changes affecting the management of all commercial property. To take responsibility to plan, identify, implement and manage challenges that may arise in the management of the Commercial, Operational and CVS Portfolios. To be responsible for identifying and managing new and existing relationships with CVS occupiers. To be responsible for negotiating and agreeing high-profile and politically sensitive CVS property transactions. To prepare and be responsible for Cabinet and Delegated Decision reports to ensure full compliance with the Council's Governance processes and procedures, and provide the Council with high level advice and recommendations to influence decision making. To monitor trends in property values, legislation and case law to ensure best-practice property management at all times.
