Job Description

Waites Recruitment Consultancy are seeking an experienced contracts manager for a client based in Kent (Wrotham) on a full time basis. Working Pattern: Monday to Friday, 8:00am – 5:00pm (3 days office-based, 2 days site-based) Job Purpose To lead the effective delivery of flooring installation projects from contract award through to completion, ensuring safety, quality, timeliness, and budget targets are consistently met. This role combines hands-on project management with client coordination, financial oversight, and continuous improvement in operational delivery. Core Responsibilities Project Delivery Lead all phases of project execution, from pre-start planning and site setup to final handover. Attend site meetings and carry out technical surveys to inform detailed project specifications and risk assessments. Create and manage detailed project plans, ensuring key milestones, resource allocations, and deliverables are met. Monitor on-site progress and performance, identifying risks and implementing corrective actions where needed. Ensure compliance with health, safety, and environmental regulations (including ISO 9001, ISO 14001, and OHSAS 18001 standards). Coordinate with site teams, subcontractors, and suppliers to ensure the timely delivery of materials and labour. Financial Oversight Develop and manage project-specific budgets, including accurate tracking of labour, materials, and third-party costs. Produce and analyse project P&L reports to ensure profitability targets are met. Support the finance team in monitoring invoicing and payment schedules; assist with follow-up on outstanding payments where necessary. Client & Stakeholder Management Serve as the primary point of contact for clients throughout the project life cycle. Maintain proactive communication to keep stakeholders informed on project progress, timelines, and any issues. Manage client expectations and handle any on-site or delivery-related complaints or escalations swiftly and professionally. Process Improvement & Quality Assurance Support the enhancement and application of company-wide project delivery processes and procedures. Contribute to the development and ongoing improvement of internal quality systems and project documentation. Participate in post-project reviews to capture lessons learned and support continuous improvement. Supporting Responsibilities Maintain accurate and up-to-date internal databases, reports, and project records. Assist in the preparation of quotations and technical documentation for new projects. Contribute to supplier and subcontractor relationship management to ensure consistent delivery standards. Provide support to other departments or senior management as required Key Skills & Experience Proven experience managing construction or flooring projects through the full project lifecycle. Strong understanding of project planning, site coordination, and cost control. Competence with Microsoft Office (Word, Excel, Outlook); experience with CRM or project management tools is a plus. Excellent organisational and problem-solving skills. Confident communicator with the ability to build rapport with clients, teams, and suppliers. Ability to work independently while maintaining alignment with company goals and procedures. A proactive, detail-oriented, and safety-conscious approach to project execution. Additional Information The role may require travel to project sites across the UK, with occasional overnight stays. Flexibility and adaptability are essential to meet the needs of dynamic project schedules
