Contracts Manager - Social Housing
Location: South London
Rate: £375/day
Contract Type: Interim
Start Date: ASAP
Role Purpose:
As the Interim Contracts Manager, you will oversee the effective delivery and performance management of housing repairs, voids, cyclical maintenance, and/or capital works contracts. You will act as the key client-side lead, managing contractor relationships, driving quality, value for money, and ensuring works are completed to specification, on time and within budget.
Key Responsibilities:
🛠️ Contract Management:
Lead and manage a portfolio of contracts (repairs, voids, planned/cyclical works, or major works).
Monitor contractor performance against KPIs, SLAs, and contractual obligations.
Issue contract instructions, manage variations, early warnings, and compensation events under JCT or NEC3/4.
Review and approve valuations, applications for payment, and final accounts.
Chair regular contractor performance and progress meetings.
🏡 Service Delivery:
Oversee day-to-day operational delivery of works across tenanted and void properties.
Conduct site inspections to ensure quality standards, health & safety compliance, and customer satisfaction.
Work closely with surveyors, housing officers, and resident engagement teams to resolve issues.
📈 Compliance & Risk:
Ensure adherence to statutory and regulatory obligations (H&S, CDM 2015, Fire Safety).
Manage disrepair claims and work closely with legal teams where necessary.
Investigate and resolve escalated complaints, member enquiries and ombudsman cases.
💼 Commercial & Financial:
Support budget monitoring and forecasting activities.
Ensure works are delivered within agreed budgets, and drive cost efficiencies.
Assist with contract procurement, mobilisation, and handover where required.
Essential Requirements:
Proven experience as a Contracts Manager or Repairs & Maintenance Manager in a social housing environment.
Strong knowledge of housing repairs, voids, planned/cyclical works, or capital projects.
Experience managing contractors under JCT, NEC, or term partnering contracts.
Familiarity with SOR (Schedule of Rates) and pricing frameworks (NHF, M3NHF etc.).
Strong understanding of compliance (Gas Safety, Electrical, Fire Safety, CDM).
Ability to handle complaints, disrepair cases, and contract disputes.
Excellent communication and stakeholder engagement skillsBefore You Apply
