About the Role
A leading housing developer seeks an experienced Contracts Manager to oversee three live developments within the West Midlands region. This pivotal role demands strong leadership and commercial acumen to ensure projects are delivered on time, within budget and to the highest standards of quality and safety.
Key Responsibilities
Manage and oversee all contractual aspects of multiple live housing developments, ensuring compliance with legal and regulatory requirements.
Lead contract negotiations, variations and claims with subcontractors, suppliers and clients to safeguard company interests.
Monitor project budgets, costs and cash flow forecasts, identifying and mitigating financial risks effectively.
Collaborate closely with project teams, site managers and commercial departments to ensure timely delivery and resolve contractual issues promptly.
Ensure adherence to health and safety standards, promoting a culture of safety across all sites.
Prepare and present regular reports on contract performance, risks and opportunities to senior management.
Maintain thorough records of contracts, correspondence and documentation to support audit and compliance requirements.
Drive continuous improvement initiatives within contract management processes to enhance efficiency and project outcomes.
Required Qualifications and Certifications
Site Management Safety Training Scheme (SMSTS)
Construction Skills Certification Scheme (CSCS) card
First Aid at Work certification
National Vocational Qualification Level 6 (NVQ Lv 6) in Construction Management or equivalent
Full, valid driving licence
Education and Experience
Proven experience in contract management within the house building sector, ideally managing multiple live sites.
Strong understanding of construction contracts, procurement procedures and commercial management.
Experience working on projects across the West Midlands or similar regional markets.
Demonstrable leadership skills with the ability to engage and influence project teams and external stakeholders.
Knowledge and Skills
Comprehensive knowledge of house building construction processes, materials and industry standards.
Excellent commercial awareness and negotiation skills.
Strong organisational and time management capabilities.
Proficient in contract administration software and Microsoft Office suite.
Clear and effective communication style, both written and verbal.
Ability to manage competing priorities and work under pressure to meet deadlines.
Working Conditions
This role requires regular site visits across the West Midlands region, including Warwickshire and Rugby.
Office-based work is combined with time spent on live construction sites.
Full-time hours, typically Monday to Friday, with occasional requirement for extended hours to meet project demands.
Compliance with all health and safety policies when on site is mandatory.
