About the Role
We are seeking an experienced Defect Manager to oversee and coordinate the functionality testing, inspection, and close-out of MEP and plumbing systems on a landmark 5-star hotel development. The successful candidate will be responsible for ensuring all mechanical, electrical, and plumbing systems perform to design intent, meet client expectations, and comply with relevant codes and standards prior to project handover.
Key Responsibilities
* Lead and manage the defects rectification process for all MEP and plumbing systems.
* Plan, coordinate, and execute functionality and performance testing in collaboration with commissioning teams, subcontractors, and consultants.
* Conduct systematic inspections and maintain accurate defect logs using project management tools.
* Track and close out defects efficiently to meet project timelines and quality benchmarks.
* Liaise with design consultants, contractors, and the client to resolve technical and installation issues.
* Review as-built documentation, test reports, and O&M manuals for completeness and accuracy.
* Ensure all testing and rectification works comply with local regulations, international standards, and 5-star hospitality operational requirements.
* Support the final handover and commissioning process, ensuring seamless transition to operations.
Qualifications & Experience
* Degree or diploma in Mechanical, Electrical, or Building Services Engineering (or equivalent).
* Minimum 5–10 years’ experience in MEP and plumbing systems within high-end commercial or hospitality projects.
* Proven track record managing defects and functionality testing on large-scale developments.
* Strong understanding of HVAC, electrical distribution, plumbing, fire protection, and BMS systems.
* Excellent coordination, communication, and reporting skills.
* Familiarity with QA/QC processes, commissioning procedures, and defect management software.
* Detail-oriented, proactive, and able to manage multiple stakeholders under tight deadlines.
