My client is a fast growing housing developer / contractor, its a great time to join their friendly close-knit team as the business undergoes an exciting period of organic growth.
As a result of a growing workload, this employer is looking to recruit a Design Coordinator to join the team working on a mix of private development and housing association projects, as well as other bespoke schemes such as care homes and community buildings.
Location:
Predominantly an office based role in West Yorkshire and long term local regional projects in Yorkshire.
ROLE:
Our client is seeking a Design Coordinator / Technical Coordinator to work predominantly in a pre-construction role focused on land bids on housing projects. As Design Coordinator you will act as the technical bridge between land acquisition, planning, and delivery.
Your main goal will be to review the feasibility of architectural designs, manage external consultants, and de-risk the project before it goes to site.
Given that land is a house builders most expensive and important raw material, this stage involves heavy financial risk and meticulous planning for the company, hence this is a chance to play an exciting an important role contributing to the success of the project and business.
(Previous preconstruction stage experience would be ideal but not essential – training and support provided).
DUTIES:
As Design Coordinator your role will include but not be limited to:
-Land Bid & Feasibility Support Technical Appraisals: Reviewing land parcels, identifying site constraints (e.g., topography, utilities), and evaluating planning history to assess the viability and "buildability" of potential developments.
-Concept Design Review: Working alongside architects to ensure early-stage designs comply with local authority planning guidelines, space standards, and the client’s internal design requirements.
-Consultant Management: Assisting with the appointment and management of internal and external consultants (architects, structural engineers, M&E) to ensure they deliver information on time for land bids and manage the design programme.
-Information Collation: Collating and organizing Pre-Construction Information (PCI) packages, ensuring technical queries (RFIs) are resolved early in the process.
-Design Reviews: Checking incoming design information against Building Regulations and client Requirements to eliminate discrepancies.
-Value Engineering: Contributing to value engineering exercises by reviewing designs for cost efficiency and repeatable, standard construction details.
REQUIREMENTS:
To be considered for this Design Coordinator role you must meet the following criteria:
- Previous employment as a Technical Coordinator, Technical Manager, Design Co-ordinator, D&B Coordinator, D&B Manager, Design Manager, Architect, Architectural Technician or Architectural Technologist.
- Knowledge of Housing / Residential / Building Sector. (Ideally seeking candidates with previous experience in the housing sector, however would also be open to consider candidates working in other building sectors that wish to move onto residential projects, if they have previous main contractor experience in a design coordinator role.
- Ideally previous Main Contractor or House Builder employment, but also open to consider candidates moving across from Architects or Design Consultancies.
- High level of communication skills.
- Relevant industry qualification (Degree / HND / HNC etc).
