Job Description

Up to £35k West Edinburgh Carry out routine inspections on a full portfolio of developments as per the agreed schedule using our INSPCT software in accordance with the agreed inspection cycle. Record and upload inspection report within required timeframe and discuss any matters arising with the CRM for that development. Arrange for any smaller remedial work to be undertaken in accordance with our processes. Have direct ownership for the complex developments in the portfolio where extra technical support is required, to effectively manage the development to a high standard in line with legislation. Create a Planned Preventative Maintenance (PPM) document for all developments which will identify areas that will need maintenance carried out at some time in the future eg paintworks, roofworks, etc. Build positive working relationships with our approved contractors. Provide feedback to the contractor on their performance with routine work and larger remedial works. Identify new contractors who could be added to our approved contractors list. Liaise with Contract Facilities Manager on service items such as lifts, pumps, emergency lighting and include such records as part of routine inspections. Identifying opportunities for future project works during routine inspections giving details of scope and costs. Liaising with the CRM to commence or progress client engagement. For larger and/or more complex works, agreeing a position with XFT/Associate Director on how to proceed (ie inhouse/outsource). Communicate and present information to XFT in a way that is easily understood. Where appropriate, attend client meetings with the CRM where works to be undertaken are very complex and require specific technical input. Be welcoming and friendly towards clients when on a development. Be proactive in interacting with clients while not undermining the key relationship connection between CRM and client. Proactively make use of tools and training available to develop and grow in leadership (leading yourself and others) with the ultimate goal of building a stronger and more effective team. About you Personality You have the ability and desire to build strong and trusting relationships and are a good listener. Skills You will have practical knowledge and expertise of building and construction including associated legal and regulatory frameworks and aspects of compliance such as health & safety requirements You will have experience with building and property component parts and materials and can effectively compare with drawings and specifications. You will have experience in leading and managing remedial repairs identifying defects ascertaining best options and associated costs to correct them. This to include drafting scope of works and/or specifications. You will have a competence in keeping records of work, monitoring progress and providing appropriate reports including invitation to tender and tender reports. You will have experience in liaising and building relationships with contractors, engineers, surveyors and other property professionals. You work well in a team environment and can give examples of your contribution. You prioritise excellent client service and can demonstrate examples of this. You must be an excellent face to face and telephone communicator and be a competent writer of business letters. You will have a detailed working experience of Microsoft Office, particularly Excel, Word and Microsoft Outlook. You will have a full driving licence
