Job Description

Main contractor company seeking an experienced Externals Manager, with Façade and Roof experience, to supervise and successfully deliver on a £45M care home project in Surrey.

Key Responsibilities

  * Chair regular facade design coordination meetings with the Design Team and subcontractors covering safety, quality, resources, program, and site coordination.

  * Coordinate facade elements across subcontract packages.

  * Plan and program the overall externals construction in collaboration with the Project Manager.

  * Ensure subcontractors have updated drawings and understand the system for design, procurement, and manufacturing.

  * Manage technical submittals, tracking sign-offs, and BCAR approvals for the facade scope.

  * Oversee sample procurement, sign-offs, and testing regimes on and off-site.

  * Ensure compliance with Employment Requirements, project specifications, and drawings.

  * Track facade material procurement and coordinate logistics with the construction program.

  * Monitor project KPIs, including onsite progress, procurement, quality, and health & safety.

  * Review project-specific RAMs (Risk Assessment and Method Statements).

  * Use BIM field or similar tools to review project quality and conduct checklists with photographic evidence.

  * Use BIM plan or similar tools to review the 2-week "look ahead" and address potential clashes.

  * Review subcontractor's fortnightly program progress, inspection records, and progress reports.

  * Compile Safety File and O&M data for timely handover to the Clients representative.

  * Ensure onsite testing aligns with specifications, and sign-off and snagging are promptly completed.

  * Review and validate variations associated with the facade scope.

Qualifications & Experience

  * Experience managing facades & roof projects with a proven track record.

  * Minimum of 5 years’ experience at this level, working on similar projects

  * Trade Qualification or Construction related qualification

  * Strong and effective sub-contractor management skills

  * Ability to work to tight deadlines

  * Excellent interpersonal skills, strong oral and written communication skills
