Key responsibilities
The Commercial Property Support Officer sits within the Commercial Property team which is responsible for providing a comprehensive valuation, asset and estate management function in respect of property owned by the Council to ensure the optimum use of resources.
The key responsibilities of this role are:
·Prepare residential valuations requests in connection with Right to Buy applications under Housing Act 1985. This will include dealing with applications that have been referred to the DV.
·Prepare Section 42 lease extension valuations and dealing related notices.
* Provide clear, professional valuation reports for council-owned residential properties.
·Preparation of lease plans in connection with Right to Buys, Freehold sales and Leasehold Reform Act.
·Reviewing and signing off third party desktop Right to Buy Valuations in a timely and efficient manner.
·Provide advice and valuations as required in respect of housing rents.
·To assist with preparation of capital and revenue estimates for acquisition, disposal and leasing of all types of Council owned property.
·Liaise with internal teams and tenants to coordinate inspections and gather necessary information.
* Ensure compliance with statutory obligations and valuation best practices.
Resources and Financial Management
Ensure effective Financial Management, cost controls and income maximisation in an ever-changing environment, fluctuating demands and priorities. Ensure resources are well managed and effectively deployed to the best possible effects assuring value for money in all activities.
Compliance
Ensure legal, regulatory and policy compliance under GDPR, Health and Safety and in area of your specialism identifying opportunities and risks and escalating where appropriate.
Work style
Hybrid up to 1 day a week in the office per week. 1- 2 days per week or site visits. Flexibility where required.
