Land Buyer - Bespoke Residential Developer Location: Cheshire Salary: £40,000 - £70,000 + Car Allowance + Bonus + Package Your new company Our client is a highly regarded, privately-owned residential developer based in Cheshire, specialising in bespoke housing projects across the North West and West Midlands. With a strong focus on quality over quantity, they create high-spec, design-led homes in carefully selected locations. Known for their hands-on, values-driven approach and long-term local relationships, they are expanding due to continued success and are now looking to strengthen their land team with an ambitious Land Buyer. Your new role Our client is seeking a commercially astute and proactive Land Buyer to identify, assess, and secure residential development opportunities across Cheshire, Staffordshire, Shropshire, and surrounding areas. Working closely with senior leadership, you'll play a vital role in sourcing both on- and off-market opportunities, undertaking appraisals, and helping steer acquisitions through to planning. Responsibilities will include: Identifying and appraising potential land opportunities (short, medium and long term) Building relationships with landowners, agents, promoters, and local authorities Managing the land acquisition process from initial contact through to purchase Working with internal teams (planning, technical, commercial) to assess site viability Preparing and presenting financial appraisals and offers to the Board Monitoring local plans and housing strategies to uncover new opportunities Supporting option agreements, subject-to-planning deals, and unconditional purchases Assisting with planning submissions in coordination with planning consultants and architects Keeping up to date with market conditions and competitor activity in the region What you will need to succeed: Experience in a land buying or land acquisition role within residential development Strong knowledge of the planning system and land acquisition process A network of local contacts and agents across the North West / Midlands (desirable) Good financial and commercial acumen with the ability to prepare land appraisals Excellent negotiation, communication, and presentation skills Self-motivated and well-organised, with a proactive mindset Full UK driving licence and flexibility to travel to sites What you get in return: Competitive salary from £40,000 - £70,000 depending on experience Car allowance and performance-related bonus A genuine opportunity to influence the future growth of a respected developer Flat management structure - direct access to decision-makers High-quality, low-volume developments with long-term planning and purpose Pension scheme, 25 days holiday + bank holidays, and flexible working support A collaborative, supportive environment that values initiative and commitment If you're a land professional seeking autonomy, variety, and the chance to play a key part in shaping beautiful, lasting homes - this could be your next step.
