Land Manager
Location: Swansea
Salary: £65,000 – £75,000 + £6,000 Car Allowance
Contract: Full-time, Permanent
The Opportunity
An exciting opportunity has arisen for an experienced Land Manager to join a leading housebuilding and development business. This role offers the chance to play a key part in sourcing and securing land opportunities for new affordable housing schemes across South Wales.
Key Responsibilities
* Proactively identify on- and off-market land opportunities for affordable housing development across South Wales.
* Lead negotiations with landowners, agents, and legal teams to secure land via options, conditional/unconditional contracts, or promotion agreements.
* Build and maintain strong relationships with Registered Social Landlords (RSLs), Local Authorities, and planning consultants.
* Oversee sites through the Welsh planning process, including pre-application discussions, consultations, and planning submissions.
* Collaborate with Housing Associations to ensure schemes meet DQR 2021 standards, Net Zero Carbon targets, and tenure mix requirements.
* Conduct feasibility assessments, development appraisals, and due diligence for each opportunity.
* Manage the onward sale of land or completed units to RSLs, coordinating pricing, legal documentation, and delivery programmes.
What We’re Looking For
* A relevant construction qualification or proven track record in land acquisition and management.
* Strong commercial, technical, and legal awareness.
* At least 4 years’ experience in a land-led role, ideally within housebuilding or affordable housing.
* Excellent stakeholder management skills, with the ability to build long-term relationships across the sector.
* A proactive, self-motivated approach with the ability to thrive in a fast-paced environment.
