Land Rights Surveyor / Senior Surveyor
We are seeking an experienced Land Rights Surveyor / Senior Surveyor to join a growing team supporting major utilities and infrastructure programmes across London and the South West.
This role is predominantly focused on agricultural and rural land, working directly with landowners, farmers, and local stakeholders to secure land access and rights required for project delivery. It is a role that combines technical surveying expertise with strong people skills, requiring empathy, agricultural awareness, and the ability to balance commercial objectives with fair and professional engagement on the ground.
Applications are welcomed from either:
Experienced Land or Utility Surveyors, or
Newly qualified RICS Surveyors, or Surveyors qualified by experience, with a strong rural or agricultural background
Key Responsibilities
Provide high‑quality land and property advice on behalf of clients, taking ownership and accountability for your work
Secure land rights including wayleaves, easements, temporary access rights, and land acquisition agreements
Negotiate compensation claims fairly and professionally, with a clear understanding of agricultural impact and reinstatement requirements
Work closely with design and delivery teams to ensure land proposals align with consents, programme, and construction methodology
Develop and maintain strong, trusted relationships with landowners, farmers, agents, clients, and internal project teams
Communicate clearly and confidently, managing expectations and resolving issues proactively
Support collaborative project delivery, often working from site or project offices
Maintain accurate records, provide regular client updates, and ensure agreed KPIs are achieved
Mentor and support junior team members where appropriate
Ensure compliance with relevant legislation, professional standards, and best practice
Maintain continuing professional development and remain up to date with legal and technical changes
Essential Requirements
RICS qualified, newly qualified, or qualified by experience
Strong agricultural and rural land knowledge (essential)
Proven experience negotiating land access and compensation agreements
Sound understanding of agricultural disruption, crop loss, and reinstatement obligations
General awareness of infrastructure or construction delivery environments
Strong communication, negotiation, and stakeholder management skills
Full UK driving licence and willingness to travel as required
Desirable
Experience with wayleaves, easements, land acquisition, CPO processes, and environmental consents
Previous involvement in utilities or linear infrastructure schemes
Benefits
Salary up to £55,000 per annum, dependent on experience
Hybrid working arrangement
25 days annual leave plus Bank Holidays
Monday to Friday, 40 hours per week
