Job Description

Kenny Recruit are looking for a Lettings Manager to join a client of ours who are a rapidly growing provider of luxury student housing. We have worked with this client for several years and have successfully placed numerous people within various teams in the company. Each of our placements enjoys the working environment that our client offers. This role will report into the National Lettings Manager. We have a great relationship with them, they are supportive of their team, and they encourage development and progression. As the Swansea Lettings Manager, you will be responsible for end-to-end management of the student housing portfolio, including sales, marketing, viewings, lettings, property maintenance, and administration. The role also includes contributing to process improvements and supporting future expansion, including opening a high street office. Pay: £32,000 - £40,000 per annum (Dependent on experience) Location: Swansea (3 days in the office) Working Hours: 9am - 6:00pm Key Responsibilities: * Managing the portfolio * Manage the sales process end to end * Marketing houses via portals * Project manage and assist in the staging of professional marketing photos * Creating adverts, whether this be on spare room, Instagram, Facebook or looking at other ways of reaching a target audience * Handling advert responses * Negotiating rents * Managing and organising our student ambassadors to carry out viewings * Conducting some viewings * Carrying out property inspections * Arranging contracts and move ins * Updating systems, documents and general administration * Using the property management software to deal with maintenance issues * Liaising with contractors to ensure that work is completed to a satisfactory level * Ensuring safety certs are up to date * Striving to keep maintenance costs down * Working closely with the marketing department to come up with ideas to help build the brand * Helping to streamline processed Requirements: * Driving license and own car Experience: * Property lettings experience * Sales and negotiation * Marketing and advertising * Time management and organisation * Property management (ideally0 Skills: * Excellent communication skills * Attention to detail * Proficient in IT and software * Adaptability * Using your initiative Next Steps… Shortlisted candidates will obviously be contacted for this specific role and if you haven’t heard from us within a week, please assume you have been unsuccessful on this occasion.
