Location and salary South East London
Base salary: £32,000–£38,000 (experience dependent) with strong OTE potential of £55,000 - £70,000.
Owner led, growth focused residential lettings business operating across South East and Central London. The team combines local market expertise with central marketing support to win instructions, deliver excellent tenant and landlord service, and grow a visible, trusted local presence.
Role overview
Lead and grow a busy lettings office. You will win instructions, coach and manage a small lettings team, drive local growth and ensure operational and regulatory compliance. This is a hands on leadership role with clear progression to area or multi office responsibility for the right candidate.
Key responsibilities
Develop and execute a local growth plan to increase instructions and landlord retention.
Conduct valuations and convert leads into instructions, prioritising repeat business and portfolio growth.
Lead, coach and motivate the lettings team to meet KPIs and deliver high standards of service.
Oversee the lettings process end to end from instruction to move-in, ensuring Right to Rent, AML and other compliance checks are completed.
Maintain strong local market visibility through networking, landlord engagement and community presence.
Work with central teams (marketing, property management) to maximise listing exposure and conversion.
Manage performance reporting, forecasting and local budgets as required.Person specification — essential
Proven lettings track record at Senior Negotiator level or above with consistent instruction wins.
Commercial mindset with experience developing and delivering local business plans.
Strong people leadership, coaching and performance-management skills.
Confident negotiator and communicator; able to build trust with landlords and tenants.
Solid knowledge of lettings legislation and compliance processes.
Full UK driving licence.Desirable
Experience working with central marketing/support functions and CRM/property platforms.Package and benefits
