3D Personnel is working with an established FM services provider which is seeking a skilled Mechanical Maintenance Engineer to support the upkeep and performance of mechanical systems across residential developments in East and South West London. This role involves both planned and reactive maintenance of HVAC, plumbing, and pumping systems within communal landlord areas, including plant rooms, risers, and basement car parks.
Key Responsibilities
Planned Preventive Maintenance (PPM)
* Conduct routine inspections and servicing of HVAC, plumbing, and pumping systems
* Perform maintenance tasks such as lubrication, calibration, and filter changes
* Monitor equipment condition (AHUs, boilers, chillers, pumps) and identify potential faults
* Maintain and update maintenance schedules to optimise system performance
* Follow manufacturer guidelines and industry best practices
Reactive Remedial Maintenance
* Respond promptly to breakdowns and urgent maintenance requests
* Diagnose and repair faults in HVAC, plumbing, and other mechanical systems
* Carry out emergency repairs and implement temporary solutions when needed
* Restore equipment functionality while ensuring safety and minimal disruption
* Keep detailed records of all reactive maintenance actions
Equipment & System Monitoring
* Monitor plantroom systems for performance and safety
* Inspect water supply and drainage systems in risers and car park areas
* Report on system efficiency and recommend upgrades or replacements
Compliance and Safety
Documentation and Reporting
Collaboration and Communication
* Liaise with building managers and other departments to meet operational needs
* Coordinate with contractors and suppliers for specialist services
* Communicate clearly with residents and management regarding system issues
Qualifications & Experience
* Professional certification (e.g., City & Guilds, HND, or equivalent in building services engineering or HVAC)
* Proven experience in mechanical maintenance within residential or building services environments
* Strong knowledge of HVAC systems, boilers, pumps, and plumbing infrastructure
* Experience managing both PPM and reactive maintenance schedules
Skills & Competencies
* Excellent fault-finding and troubleshooting abilities
* Strong understanding of building mechanical systems and safety standards
* Clear communication and reporting skills
* Ability to manage multiple tasks under pressure
* Familiarity with health and safety compliance in building services
Working Hours & Benefits
* Monday to Thursday: 7:30 am – 5:00 pm
* Friday: 7:30 am – 4:00 pm
