Job Description

PPM Supervisor Location: Northwood - Site Based Role About the Role Skanska Building Services is a leader in facilities management, delivering cutting-edge FM solutions to prestigious clients across critical sectors, and have a significant MoD contract near Watford where we seek a motivated and detail-driven PPM Supervisor to oversee the delivery of planned preventative maintenance (PPM) across the Northwood site. Reporting to the PPM Contracts Manager, you will be responsible for ensuring all statutory, technical, and compliance requirements are met for buildings, assets, and utilities. This is a hands-on supervisory role where you’ll coordinate inspections, manage compliance documentation, and ensure works are delivered safely, efficiently, and to the highest standards. Key Responsibilities * Planned Maintenance & Compliance * Develop and manage PPM schedules in the CAFM system. * Implement maintenance programmes, statutory inspections, and technical compliance checks. * Manage and maintain compliance records for policies, procedures, and inspections (e.g., fire safety, water management, F-Gas regulations). * Review O&M manuals to ensure assets and tasks are categorised and scheduled correctly. * Operational Delivery * Review reports, raise orders, and assign remedial works to contractors or staff. * Monitor CAFM schedules and track completion of PPMs. * Ensure contractor programmes align with CAFM schedules. * Review RAMS and complete safe starts for contractors and directly employed teams. * Support planning and scheduling of disruption notices for PPM-related works. * Health, Safety & Quality * Oversee health and safety requirements when allocating work (asbestos, working at height, manual handling). * Carry out QAHSE inspections on contractors and staff. * Hold regular supplier meetings to monitor SLA/KPI performance. * Continuous Improvement * Support CAFM system upgrades and process improvements. * Assist with compliance reviews and audits, including preparing evidence packs. * Provide technical support and guidance to staff and contractors. Skills & Experience * Previous experience in a PPM or similar role, with knowledge of maintenance standards (e.g., SFG20). * Recent experience in a significant Hard Services FM contract or equivalent environment * Knowledge of CAFM systems and asset management. * Familiar with Safe Systems of Work (JSP 375, Vol 3). * Proficient in Microsoft Word, Excel, and Outlook. * Ability to manage multiple services simultaneously, in line with SLA and client expectations. * Eligible to meet and maintain client security clearance requirement - British citizenship with 10 yrs minimum residency in the UK * Strong background in statutory compliance for building services and MEP. * Health & Safety qualification (IOSH/SMSTS).
