Job Title: Principal Designer - Building Safety Act Specialist
Location: Fully Remote (UK only)

Rate: £45 per hour
Hours: Part-Time - 22.5 hours per week

About the Role
We are partnering with a well-established architectural practice looking to appoint a Principal Designer to support their work on residential, healthcare, and High-Risk Buildings (HRBs) under the Building Safety Act 2022.
This is a fully remote, part-time contract role (22.5 hours per week) outside IR35, offering flexibility while contributing to critical safety assurance in the built environment.
Key Responsibilities
Act as Principal Designer under the Building Safety Act 2022 (not CDM-specific).
Advise the design team and client on compliance with BSA duties and Gateway requirements for HRB schemes.
Support the development and coordination of the Golden Thread of information.
Review and advise on design and construction documentation for safety-critical elements.
Participate in client and design coordination meetings to ensure regulatory compliance is fully embedded.
Help manage design safety risk reviews and provide strategic input across RIBA stages.
Requirements
Registered or eligible to register as a Principal Designer with the Building Safety Regulator (BSR) - Class 2 or higher preferred.
Demonstrable knowledge and application of the Building Safety Act 2022, especially in relation to HRBs.
Strong understanding of Gateway 2 and Gateway 3 responsibilities and documentation requirements.
Experience working with multi-disciplinary teams on large-scale or complex residential and/or healthcare projects.
Excellent communication, documentation, and remote collaboration skills.
Desirable
Experience working on buildings over 18m or those falling under HRB classification.
Familiarity with digital record-keeping for the Golden Thread.
