Job Description

Project Manager – Luxury Residential Construction We are seeking an experienced Project Manager to lead and manage high-end luxury residential construction projects in the Caribbean. Reporting to senior management, you will oversee the entire project lifecycle—from initial scheduling and procurement to site management and final handover—ensuring every element is delivered on time, within budget, and to the highest standards of quality. You will collaborate closely with quantity surveyors, procurement teams, design consultants, and clients, playing a pivotal role in the successful delivery of bespoke luxury homes. Responsibilities Lead full project delivery including planning, scheduling, budgeting, procurement, and site operations Create, own, and maintain detailed project schedules and lookahead plans Manage construction teams and subcontractors, including workforce coordination and payroll oversight Ensure all works comply with health, safety, and quality standards, particularly for luxury finishes Maintain clear, consistent communication with clients, design teams, and senior management Oversee contract documentation including RFIs, change orders, and project submittals Coordinate preparation and submission of project close-out documentation (O&Ms, as-builts) Monitor budgets and collaborate with Quantity Surveyors to control costs and progress reporting Requirements Bachelor’s degree in Construction Management, Architecture, Civil or Structural Engineering, or equivalent experience Valid SMSTS certification or similar health and safety qualification Minimum 10 years’ project management experience with Tier 1 main contractors, ideally in luxury residential construction Strong knowledge of UK construction practices and terminology Proficiency in Microsoft Project and Bluebeam (or equivalent project management software) Excellent organizational, leadership, and communication skills Experience managing complex, bespoke residential projects valued over $5 million Ability to work effectively with diverse teams and clients in a dynamic island environment Benefits Tax-free Haven Full relocation package including flights, work permit, and initial accommodation Opportunity to lead prestigious projects in a beautiful Caribbean location Clear career progression and ongoing professional development If you are ready to take on a challenging leadership role and relocate to a stunning, warm climate, we want to hear from you.
