Project Manager – Major Residential Scheme
Location: Guildford (North Street)
Developer: Tier 1 Main Contractor / Developer
Project Duration: Now – 2030
A leading Tier 1 Developer is seeking an experienced Project Manager to join the business and take responsibility for a landmark new-build residential scheme in Guildford town centre. This flagship development comprises 477 RC frame units, new road infrastructure works currently underway, and the construction of a new bus garage. The project is set to run through to 2030, offering a long-term career opportunity for the right candidate.
Responsibilities
*
Lead the day-to-day delivery of the residential and associated infrastructure works, ensuring the project is delivered on time, on budget, and to the highest quality.
*
Manage site teams, subcontractors, and consultants, maintaining strong communication and coordination across all parties.
*
Oversee health & safety, quality assurance, and compliance with design, technical standards, and regulatory requirements.
*
Programme management, sequencing, and reporting progress to senior leadership.
*
Act as the key point of contact for stakeholders, including local authorities, transport bodies, and commercial partners.
*
Drive performance across the build programme while proactively identifying and mitigating risks.
*
Support junior managers on the project, providing guidance and mentoring where required.
Requirements
*
Proven track record as a Project Manager with a Tier 1 Main Contractor or Developer.
*
Previous experience on large-scale residential RC frame projects.
*
Strong leadership and organisational skills, with the ability to manage large project teams.
*
Excellent knowledge of construction methodology, health & safety legislation, and industry standards.
*
Strong commercial awareness with experience in managing programmes, budgets, and subcontractor performance.
*
Effective communicator, confident working with multiple stakeholders on complex projects.
