Job Description

Job Title: Project Manager Location: London (2 days in office) Hours: Full-time Pay Rate / Salary: £50,000 – £58,000 (London based) Overview: The Project Manager will lead the planning, delivery and performance management of building maintenance and refurbishment programmes across multiple properties. With financial responsibility for £6m projects, this role ensures works are delivered to high standards of quality, compliance, customer satisfaction and value-for-money. Key Responsibilities: Lead delivery of large-scale planned maintenance and retrofit works, ensuring compliance and performance standards are met. Manage contractors and suppliers, chairing monthly meetings, monitoring KPIs and driving service improvements. Oversee budgets, approve payments, and address under/overspend issues. Act as main contact for residents, providing clear communication and handling complaints effectively. Produce performance reports for stakeholders and funders, identifying risks and improvements. Carry out quality assurance checks, challenging poor work and promoting continuous improvement. Essential Skills & Experience: Experience managing planned maintenance/refurbishment programmes in social housing/residential settings. Knowledge of property maintenance, building construction, and asset management. Strong contract management, supplier performance and compliance monitoring. Understanding of health & safety regulations and housing standards. Proven budget management and financial reporting skills. Strong written and verbal communication, stakeholder management and problem-solving. HNC/HND in Construction, Building Surveying or related discipline. Valid UK driving licence and access to a vehicle. Desirable: Membership of CIOB, RICS, or similar (or working towards). Experience handling resident engagement and complaints. Knowledge of sustainability, retrofit and energy efficiency in housing. Procurement/tendering experience within public or housing sector. Data analysis and KPI reporting skills
