Seymour John are pleased to be supporting a reputable and growing property management company in the search for a Property Accountant with strong analytical skills and a proactive approach to their work. The successful candidate will be responsible for managing a diverse portfolio of Industrial, Retail, and Residential properties.
Duties in the role will include:
Service Charge Management
* Prepare and collate annual service charge budgets with input from Asset and Property Managers, ensuring compliance with RICS guidelines and timely communication to tenants.
* Monitor service charge recovery, investigate variances, and provide clear explanations for any shortfalls.
* Produce Actual vs. Budget reports and support budgetary control by working with relevant stakeholders to manage expenditures effectively.
* Attend property site meetings to provide financial insights and support decision-making on relevant properties.
* Respond to tenant enquiries regarding service charges in coordination with Asset and Property Managers.
* Manage year-end service charge reconciliations, ensuring completion within four months of year-end in line with RICS standards; liaise with auditors and address tenant queries promptly.
* Oversee the administration and reporting of Sinking Funds.
Monthly Management Accounting
* Review monthly income and expenditure reports to ensure accuracy and completeness.
* Post property-related prepayments and accruals; verify purchase invoice registers to maintain reliable financial records.
Additional Responsibilities
* Identify and recommend opportunities for cost-saving and improved financial efficiency across the property portfolio.
* Liaise with Asset and Property Managers and the Credit Control team to monitor and improve collections performance.
* Work with Finance and Business Managers to support the development of financial specialisms and best practices.
Personal profile
