Job Description

Property and Lettings Manager Are you a confident, customer‑focused property professional looking to take ownership of an exciting and varied portfolio? We’re working with a beautiful, privately owned country estate just outside Hertford to find an exceptional Property and Lettings Manager to join their close‑knit, entrepreneurial team. This is a client‑side, in‑house role offering real autonomy, long‑term stability, and the chance to make a genuine impact across a diverse estate of over 200 residential and commercial properties Tenant satisfaction sits at the heart of everything they do. The Role Reporting directly to the Head of Property, you’ll take end‑to‑end responsibility for lettings, property management, and maintenance coordination across the estate. You’ll be the key point of contact for tenants, contractors, and internal stakeholders—ensuring smooth day‑to‑day operations and long‑term value across the portfolio. What You’ll Be Doing Lettings, Renewals & Tenant Relationships * Preparing compelling marketing particulars and managing viewings * Overseeing applications, references, compliance checks, and negotiations * Managing lease agreements, renewals, terminations, and inventories * Acting as a trusted point of contact for tenants and resolving queries efficiently Property Inspections & Rent Reviews * Carrying out rent reviews supported by market research and comparables * Managing inspections and ensuring all properties meet legislative requirements * Maintaining accurate property and tenant records across management systems * Conducting boundary inspections using estate maps and Land Registry data Maintenance & Compliance * Coordinating planned and reactive maintenance works * Liaising with the estate’s Buildings & Facilities Team and external contractors * Monitoring statutory compliance and ensuring records are always up to date * Managing residential property and tenant data on property management software What We’re Looking For Essential * Minimum 5 years’ experience in residential property or lettings management * Strong working knowledge of property legislation, compliance, and best practice * Excellent communication skills with meticulous attention to detail * Confident negotiator with a proactive, solutions‑focused mindset * Good understanding of common building defects and repairs * Full UK driving licence (role is estate‑based) Desirable * Experience with commercial or agricultural tenancies * Degree‑level education or equivalent * Membership of a professional body (e.g. RICS, ARLA) * Experience working on a rural or country estate * Familiarity with property management software systems What’s in It for You * Competitive salary: £38,000–£40,000 DOE * Working hours: 9:00am–5:30pm (some flexibility required) * Generous pension: 7% employer contribution * Private healthcare & life assurance * Lifestyle benefits including gym discounts, retail savings, and employee support via Sage * A rare opportunity to join a well‑established estate with a long‑term, people‑first culture If you’re a motivated Property Manager who values quality, relationships, and autonomy—and you’re ready to take ownership of a standout portfolio—we’d love to hear from you.
