Job Description

Salary: From £30,000.00 to £40,000.00 per annum (Depending on experience)

Location: B19, Birmingham, UK

Requirements: A Full UK Driving License, with access to a vehicle during working hours.

We are seeking a motivated and detail-oriented Commercial Property Manager to oversee the day-to-day operations, maintenance and performance of our commercial portfolio. This role is ideal for someone who is organised, proactive and comfortable working both in the office and on the road.

Duties

  * Manage day-to-day property operation, tenant relations and reactive maintenance.

  * Oversee and manage Planned Preventative Maintenance (PPM) programmes.

  * Prepare, manage and reconcile service charge budgets.

  * Manage and coordinate rent reviews, including monitoring review dates, gathering relevant market evidence and preparing rent review proposals.

  * Manage the letting of vacant units, including marketing, responding to enquiries, arranging and conducting property viewings where required.

  * Source, evaluate and obtain quotes from contractors for repairs, maintenance and improvement works.

  * Develop and implement project management plans for property upgrades or renovations, including scheduling and resource allocation.

  * Coordinate with contractors to schedule and supervise works, ensuring quality standards and timely completion.

  * Carry out regular property inspections, documenting conditions, identifying maintenance needs and preparing inspection reports.

  * Locate, identify and investigate meters on-site.

  * Transport materials, keys and documents between properties, suppliers and contractors as required.
