Job Description

Quantity Surveyor Swansea | Full-Time | Mon–Fri, 8:00am–4:30pm Salary: Competitive, dependent on experience Sector: Residential Social Housing | New Build Development About the Role We are currently recruiting an experienced Quantity Surveyor to join a rapidly growing property development company based in South Wales, specialising in high-quality social housing. Key Responsibilities * Estimates & Appraisals – Prepare initial cost estimates and feasibility appraisals. * Tendering – Lead and manage the full tendering process. * Budgeting – Develop, finalise, and maintain project budgets. * Cashflows – Produce and manage detailed project cashflow forecasts (incoming/outgoing). * Commercial Management – Prepare monthly CVRs, cashflows, and variance analysis. * Valuations – Measure and value completed works on-site. * Payment Certification – Issue and manage payment certificates, assess contractor claims, and handle disputes. About You We’re looking for someone with a solid background in residential new build construction, especially within the social housing sector. You’ll need to be analytical, organised, and commercially astute, with the ability to manage multiple live projects. Essential Skills & Experience * Minimum 3 years' experience in residential new build construction. * Strong knowledge of project cashflows, budgeting, and CVRs. * Ability to manage multiple live projects simultaneously. * Proficiency in estimating is highly desirable. * Excellent IT and reporting skills. * Strong communication and stakeholder management abilities. * Ability to work independently and under pressure in a fast-paced environment. Qualifications * A degree or equivalent qualification in Quantity Surveying or a related field
