Their conveyancing division, a key part of their Retail & Commercial operations, provides high-quality Drainage and Water Searches as well as a wide range of additional conveyancing products directly to legal professionals and the public. Job Purpose To accurately produce and process Drainage and Water Searches, and other conveyancing search reports, for legal professionals and members of the public. The role is critical in supporting property transactions across residential and commercial sectors, ensuring the delivery of high-quality, legally compliant information backed by indemnity. Operating Environment The conveyancing division operates within a highly regulated legal and property market, delivering essential information products that support the conveyancing process. Attention to detail and accuracy are paramount due to the legal implications and insurance backing of up to £10 million. Key Responsibilities * Process Drainage & Water search reports using internal and external systems. * Ensure accurate data entry, checking, and validation against legal and technical requirements. * Liaise with other internal departments (e.g. Mapping, Legal, GIS, IT, Finance) to gather and verify information. * Communicate effectively with external organisations such as Landmark, Dye & Durham, The Coal Authority, and water companies. * Resolve customer queries promptly, professionally, and in line with service standards. * Support the team in achieving turnaround times and quality standards. * Participate in weekly team huddles, monthly one-to-ones, and quality coaching sessions. Required Knowledge, Skills & Experience * You will be responsible for processing Drainage and Water Searches across the Wessex Water, Bristol Water, and Bournemouth Water regions. * This involves checking every detail in a search report, comparing system-generated answers with information available from internal platforms such as Microsoft Dynamics COM and Viewpoint/FM Explorer, and making necessary corrections to ensure accuracy. * As the data is used in property transactions, it must be accurate, clear, and legally reliable. Essential Skills * Excellent attention to detail and a critical eye for errors. * Ability to manage repetitive tasks at a high volume without compromising on accuracy. * Comfortable working in a fast-paced environment and meeting tight deadlines. * Quick learner who can retain key information and apply it consistently. * Strong initiative and problem-solving mindset. * Good written communication skills, including the ability to draft professional emails to customers and internal teams. * Competent with IT systems and multitasking between multiple platforms. Desirable (but not essential) * Experience using Microsoft Dynamics 365 (Finance and Operations) or similar ERP/CRM platforms. * Understanding of conveyancing, drainage, or property search processes. Personal Attributes * Educated to GCSE level (or equivalent). * Strong team player who thrives in a collaborative environment. * Customer-focused with a positive and professional attitude.
