Catch 22 are working with a leading property management organisation who are seeking an experienced Senior Building Manager to take responsibility for a prestigious commercial property in Manchester, near Trafford Centre.
This is an outstanding opportunity to manage a landmark, multi-occupancy asset, taking ownership of all hard and soft FM services, contractor performance, occupier engagement, health & safety compliance and operational excellence. The successful candidate will also play a key role in driving service improvements, supporting strategic FM initiatives and leading on-site service partners to ensure the property continues to operate to the highest standards.
Key Responsibilities
Lead the delivery and ongoing performance of all hard and soft FM services across the building.
Manage specialist contractors through KPI-led performance management, contract reviews and monthly supplier meetings.
Oversee planned preventative maintenance programmes and ensure statutory compliance across the property.
Manage service charge expenditure, invoice approvals and budget monitoring, identifying and reporting any significant variances.
Lead minor works projects from inception through to completion, ensuring works are delivered safely, on time and to a high standard.
Conduct regular building inspections, audits and health & safety reviews.
Provide leadership and oversight of cleaning, security and maintenance providers, chairing regular operational meetings and driving service excellence.
Build strong relationships with occupiers, stakeholders, local businesses and service partners to enhance the customer experience.
Drive occupier engagement initiatives, community events and sustainability-focused activities across the property.
Support business continuity planning, emergency preparedness and wider regional FM projects.
Ideal candidate
At least 4 years' experience within Facilities Management, with a strong understanding of managing agent responsibilities.
Experience managing a large-scale, trophy commercial building or estate.
Strong knowledge of both hard and soft FM services and contractor management.
Proven experience managing teams and leading service providers to deliver exceptional standards.
Excellent understanding of landlord and tenant relationships within commercial property.
Strong commercial awareness, service charge budget management and contract management experience.
Excellent stakeholder management and communication skills.
Knowledge of health & safety legislation and compliance requirements within commercial property.
NEBOSH General Certificate (essential).
IWFM membership or working towards membership (highly desirable).
Role details
Salary up to £50,000.
Monday to Friday working pattern.
