Project Manager / Contracts Manager
Limerick City Centre
€100,000 - €125,000 + Benefits (negotiable)
A leading residential property developer operating across Ireland and Europe is seeking an experienced Project Manager / Contracts Manager to take ownership of a major residential development in Limerick.
This is a senior appointment offering genuine autonomy, direct influence over project delivery, and the opportunity to work in a developer-led environment where decision-making is fast, streamlined, and commercially focused.

The Role
This is a senior-level position suited to an experienced Project Manager with strong residential delivery experience, ideally in apartment or multi-unit schemes.
You will act as the number one on site, managing the Site Manager and wider site team while reporting directly into senior leadership.
Unlike a traditional contractor role, this position offers broader exposure to commercial decision-making, design coordination, and overall project strategy within a developer-led structure.

Key Responsibilities:
• Full responsibility for project delivery (time, cost, quality)
• Lead and manage the Site Manager and wider site team
• Oversee programme development, sequencing, and progress tracking
• Monitor budgets and commercial performance in coordination with QS support
• Manage design team coordination and consultant interfaces
• Drive risk management and mitigation strategies
• Liaise with stakeholders including local authorities and utilities where required
• Ensure compliance with Irish building regulations and H&S standards
• Report progress directly to senior management
• Lead project through to successful completion and handover

Candidate Profile:
• Proven experience in construction project management
• Strong track record delivering residential / apartment schemes (essential)
• Excellent commercial awareness and programme management skills
• Ability to lead teams and take full project ownership
• Degree-qualified in Construction Management, Engineering, or related discipline
