Job Description

Senior Property Manager – Residential Alderley Edge My client is one of the largest privately owned property companies in the country. Working from their Alderley Edge Head Office, they are currently looking to make an addition to their Residential Property team, in the form of a Senior Property Manager. The working hours for this role are Monday - Friday, 8:30am – 5:00pm The Role To work with the team to provide a five star standard of service to the clients across the portfolio whilst procuring best value for the landlord companies and the service charges. * Involvement in managing and motivating a team of 5 staff * Manage the team on service charge budget setting and reconciliation * Attendance and guidance as and when required at residents meetings * Produce specifications for maintenance contracts in accordance with standard company policy and oversee the re-tendering and setting up of new maintenance contracts * Liaise fully with the Property Maintenance Division to ensure the buildings and common areas are maintained in accordance with the contracts and specifications. Organise and recommend maintenance works where appropriate. * Manage residential insurance claims * Ensure compliance across the portfolio with H&S, Fire Regulation Compliance etc * Process all applications for tenant alterations/fitting out works * Compliance reporting to the Senior Management Team * Supervise any S20 requests to leaseholders * Oversee and resolve any formal complaints received from leaseholders * Work within the team to bring in technology advancements for the benefit of managing the portfolio The Person * Must have an extensive background and knowledge in Residential Property Management with a wide breadth of experience across all types of residential properties * Must have excellent customer service and strong problem solving skills * Must have a good level of technical ability to guide the team * Needs to have strong leadership experience * Ability to prioritise tasks and responsibility * Resilience when working in a fast-paced and demanding environment * Ability to hit the ground running and manage and oversee a team of residential property managers, accountants and administrators.
