Senior Quantity Surveyor – High-End Residential Construction 📍 London 💼 Full-time, Permanent 💰 Highly competitive salary + package Our client is a leading high-end residential contractor with an exceptional track record delivering architect-led luxury projects across London’s most prestigious postcodes. Their portfolio includes some of the capital’s most exclusive private homes, working alongside renowned architectural and interior design practices to deliver immaculate craftsmanship and technically complex refurbishments. Due to continued growth and a strong pipeline of premium projects, our client is seeking a highly capable Senior Quantity Surveyor with proven two-stage tender experience to join their commercial team. The Role As Senior Quantity Surveyor, you will take commercial ownership of bespoke residential projects typically involving structural reconfiguration, fine finishes, listed building elements, high-value joinery, and specialist packages. You will oversee the full commercial lifecycle, from early cost planning and tendering through to final account. You will work closely with architects, designers and client representatives, ensuring the commercial strategy supports the delivery of technically demanding schemes to the very highest standards. Key Responsibilities * Lead two-stage tender processes, including detailed cost modelling, prelims development, value engineering, and negotiation with supply chain partners. * Prepare accurate cost plans, bills, procurement schedules and tender documentation for architect-led residential projects. * Manage subcontract procurement, tender analysis, contract negotiation and order placement. * Provide ongoing commercial control, including valuations, variations, cost reporting and forecasting. * Build and maintain strong relationships with architects, interior designers, client teams and specialist subcontractors. * Ensure contractual and commercial risks are identified, communicated and managed effectively. * Support project teams throughout delivery to uphold the highest levels of quality and client satisfaction. Experience & Skills Required * Proven experience as a Quantity Surveyor / Senior QS within high-end residential construction. * Essential: Demonstrable two-stage tender experience on complex, bespoke or architect-led schemes. * Strong technical and commercial understanding of premium-quality refurbishment, structural alterations and specialist trades. * Excellent communication skills with the ability to collaborate seamlessly with architects, designers and discerning private clients. * Highly organised, detail-oriented and commercially astute. * Relevant qualifications (BSc in Quantity Surveying or equivalent). RICS status advantageous but not essential.
