Job Title: Senior Quantity Surveyor (Tier 2 Main Contractor)
Location: Islington, London (10 minutes from King's Cross)
Contract Type: Interim/Contract – Immediate start
Duration: Approx. 10–12 months (project nearing completion)
Day Rate: £350–£425 per day (umbrella or inside IR35—specify your preference)

Project Overview:
Join a high-profile residential scheme in Islington with around 10–12 months remaining on site. You’ll be brought in to provide senior commercial support, focusing on procurement and the management of subcontractor packages as the project enters its final delivery phase.
Key Responsibilities
*
Lead procurement activities for remaining packages, ensuring value for money and alignment with programme.
*
Manage and administer subcontractor packages: scoping, tender evaluation, negotiation, award, and onboarding.
*
Review and validate subcontractor cost submissions, variations, and claims.
*
Support the commercial management of the project: cost control, forecasting, risk profiling and mitigation.
*
Prepare and issue interim valuations, assess payment applications, and ensure timely invoicing.
*
Liaise closely with project management, design, and site teams to align commercial decisions with delivery.
*
Drive resolution of commercial disputes or discrepancies with subcontractors.
*
Assist in final account preparations as project approaches completion.
*
Maintain accurate commercial records and produce regular reports to senior stakeholders.
Candidate Requirements
*
Proven experience as a Senior Quantity Surveyor on residential schemes, ideally working for or within Tier 2 main contractor environments.
*
Strong background in procurement and subcontractor package management.
*
Solid commercial acumen: cost planning, variations, claims, valuations, final accounts.
*
Excellent negotiation and stakeholder management skills.
*
Proficient with standard industry software (e.g., Aconex, Procore, CostX, Excel-based cost models).
*
Strong attention to detail and ability to work to tight deadlines in a fast-moving project close-out phase.
*
Immediate availability or very short notice.
*
Relevant qualification (e.g., RICS, or equivalent commercial surveying accreditation).

Experience with London residential contracts and knowledge of local supply chain dynamics.

Exposure to post-contract cost recovery / dispute avoidance in late-stage projects.
