Job Description
Senior Quantity Surveyor | Kent or SE London | Freelance (Outside IR35 ) or Perm | Oct 2025
The Role:
We're looking for a hands-on Freelance Senior Quantity Surveyor to support the Commercial Director across a portfolio of live and upcoming RC frame and new build residential schemes.
You'll be their right-hand, taking full ownership of commercial delivery and ensuring projects are executed profitably and on programme. You'll lead on CVRs, valuations, subcontractor procurement, and final accounts, while working closely with project teams to maintain tight cost control.
The Projects:
A varied workload covering high-rise residential, mixed-use regeneration, and social housing developments across the South East, including:
• A 544-unit Build to Rent (BTR) development comprising 6 RC frame blocks and 6 commercial units (currently mid-construction)
• A 164-unit refurbishment and new build hybrid scheme, blending retained structures with new RC frames
• A 110-unit affordable housing development with traditional masonry façades and bolt-on balconies
• A retirement living village of 140+ apartments and cottages, currently underway in Kent
Each project is technically complex, involving phased delivery, live environments, and strong coordination between design, site, and commercial teams.
What they're looking for:
• Solid main contractor experience delivering large-scale RC frame or mixed-use residential schemes
• Strong commercial management from procurement to final account
• Confident managing subcontract packages and reporting at senior level
• Excellent grasp of JCT contracts (NEC experience also welcome)
• Based in or commutable to Kent, Essex, or South East London
