Job Title: Senior Viewings Officer
Location: Birchmere Business Centre, Eastern Way, Thamesmead, London SE28 8BF
Contract Type: Temporary Agency Contract
Start Date: 23rd June 2025
End Date: 21st October 2025
Hours: 35 hours per week (Monday to Friday, 9:00 AM - 5:00 PM)
Pay Rate: £23.73 per hour (Umbrella) | £18.86 per hour (PAYE)
IR35 Status: Inside IR35
Work Pattern: Office-based - 5 days per week onsite
We are currently recruiting for a highly experienced Senior Viewings Officer to join the Lettings Team at The Royal Borough of Greenwich.
This is an excellent opportunity for an individual with a strong background in social housing, property inspections, and tenancy management to play a vital role in improving the efficiency of the lettings process and maximising council income.
Key Responsibilities:
Act as the key contact for the Repairs and Maintenance Service Viewings Process.
Oversee and lead pre-vacant inspections; ensure all necessary repairs and alterations are identified, recorded, and tracked.
Implement and monitor new processes related to recharges and income recovery.
Provide expert technical guidance to senior managers on opportunities to reduce void repair costs and increase revenue.
Lead initiatives to ensure tenants return properties in acceptable condition, minimising void turnaround costs.
Identify and manage potential fraud risks in the lettings process in accordance with council policies.
Work collaboratively with internal teams (Voids Manager, Specifying Officer, and Tenancy Teams) to complete follow-up remedial repairs as required.
Requirements:
Demonstrable experience in a senior housing or lettings role within local authority or social housing sector.
In-depth knowledge of pre-vacant inspections, void management, and income recovery.
Strong organisational skills with the ability to lead process improvements.
Excellent communication and stakeholder engagement skills.
Must hold a valid Driving Licence.
Able to work on-site 5 days per week from the council's office.
