Job Description

We are seeking an experienced Stand-Alone Site Manager to take full responsibility for delivering a small-scale timber frame social housing development in Caerphilly. This is a hands-on role suited to someone confident managing a site independently, from groundworks through to completion, ensuring projects are delivered safely, on time, and to a high standard.

Key Responsibilities:

  * Full day-to-day management of the construction site

  * Coordinating subcontractors and trades on site

  * Overseeing timber frame installation and ensuring quality standards are met

  * Managing programme and ensuring works progress in line with schedule

  * Maintaining high standards of health & safety and site compliance

  * Liaising with clients, consultants, and local authorities

  * Managing site documentation, including RAMS, progress reports, and site records

  * Conducting regular inspections and ensuring snag-free handover

Requirements:

  * Proven experience as a stand-alone Site Manager on residential developments

  * Demonstrable experience delivering new build social housing schemes (essential)

  * Strong understanding and hands-on experience with timber frame construction (highly desirable)

  * Experience using Procore (or similar construction management software) preferred

  * Valid SMSTS, CSCS (Black/Gold), and First Aid certification

  * Strong organisational, leadership, and communication skills

  * Ability to manage programmes, coordinate trades, and resolve on-site issues independently

  * IT literate with experience in digital reporting and document control systems
