Job Description

Social Housing Site Manager - New Build

Our client is an established and reputable North West contractor with a strong track record delivering new build social housing developments across the region. Due to continued growth and a strong project pipeline, they are seeking an experienced Site Manager with timber frame experience to join their team.

The Role

As Site Manager, you will be responsible for overseeing the day-to-day operations of a timber frame residential development, ensuring the project is delivered safely, on programme, and to the required quality standards.

You will work closely with the Project Manager, subcontractors, and client representatives to ensure smooth delivery from groundworks through to completion and handover.

Key Responsibilities

  * 

    Manage all on-site construction activities on a new build timber frame housing development

  * 

    Coordinate subcontractors and site teams to ensure programme targets are achieved

  * 

    Oversee timber frame installation and sequencing with specialist subcontractors

  * 

    Ensure compliance with health & safety regulations, RAMS, and site procedures

  * 

    Maintain quality control in line with NHBC standards and building regulations

  * 

    Monitor progress, manage site logistics, and report to the project team

  * 

    Conduct site inspections, toolbox talks, and progress meetings

  * 

    Manage snagging, testing, and final handover

Requirements

  * 

    Proven experience as a Site Manager on residential new build projects

  * 

    Timber frame construction experience essential

  * 

    Experience delivering social / affordable housing schemes preferred

  * 

    Strong knowledge of NHBC standards, building regulations, and site management processes

  * 

    Ability to manage subcontractors and site teams effectively

Qualifications

  * 

    SMSTS – Essential

  * 

    CSCS Card (Black/Manager level preferred)

  * 

    First Aid at Work

  * 

    NVQ Level 6 in Construction Management or equivalent (desirable)
