Job Description
Gilmartins are well established in the social housing sector and carry out reactive, planned and void property works for local authorities and housing associations.
We are looking to recruit an experienced Subcontractor Manager who has worked in social housing.
The purpose of the role is to work alongside the Contract Manager supporting Reactive and Planned works delivery for our clients.
We require an individual who has the ability to recruit and performance manage subcontractors. Subcontractors play an important part in the success of our contracts and are used to support our team of trade operatives in delivering a 1st class repairs service.
This role is responsible for supporting the subcontractor during the on boarding process, together with performance management meetings 6 times a year.
Duties to include:
* Proactively source and recruit subcontractors
* Manage onboarding of subcontractors including compliance
* Liaise with Contract and Site Manager’s for feedback on KPI’s and quality of subcontractors
* Carry out on site pre and post inspections of subcontractor work
* Communication with all stakeholders both internal and external
* Performing risk and value management and cost control
* Maintain and promote quality and Health & Safety on site
* Ensuring all scaffold tags are updated weekly
* Maintain and keep updated the scaffolding register
Required skills for role:
* Experience of working with housing associations and/or local authorities within the social housing sector
* Minimum of 2-3 years’ experience in a similar capacity
* Good technical understanding ideally with a qualification in Surveying
* Understanding of SOR codes
* Excellent organisation skills
* Deadline driven with effective time management skills
* A high attention to detail
* Excellent literacy skills; effective communicator at all levels
* People management skills
* Ability to multitask and prioritise workload
* IT literate
