Specialising in internal and external refurbishment works, the company is particularly renowned for its expertise in planned maintenance – with a proven track record in delivering multi-trade programmes that improve living standards for thousands of residents each year. Their operations span across occupied housing environments, ensuring minimal disruption and maximum quality of service for tenants and stakeholders alike. Role Overview Due to the award of new long-term contracts, an opportunity has arisen for an experienced Planned Maintenance Supervisor to join their team. The successful candidate will oversee planned refurbishment programmes across social housing properties, ensuring that works are delivered safely, on time, within budget, and to the required standards. You will be responsible for supervising direct trades and subcontractors across a portfolio of properties in Essex and the Northern Home Counties, ensuring compliance with client specifications and health & safety regulations. The role requires a hands-on leader with strong organisational skills and a strong understanding of the technical and operational demands of social housing refurbishment contracts. Key Responsibilities * Accurately price and value works using SOR (Schedule of Rates) codes, a crucial part of social housing maintenance (Essential) * Supervise day-to-day delivery of planned maintenance works across multiple sites. * Coordinate direct labour and subcontractors across various trades (kitchens, bathrooms, rewires, roofing, windows, heating upgrades, etc.). * Conduct pre- and post-inspections to ensure quality and compliance with specifications. * Monitor progress against programme, identify delays, and implement corrective actions. * Ensure works are completed in accordance with health & safety legislation and company procedures. * Act as point of contact for residents, ensuring excellent communication and minimal disruption. * Collaborate closely with contract managers, client representatives, and supply chain partners. * Produce and manage site documentation including RAMS, daily reports, and quality audits. * Support tenant engagement and resolve on-site issues promptly and professionally. Requirements * Proven experience as a Site Supervisor or Site Manager within the social housing sector, particularly planned maintenance. * Strong understanding of refurbishment works in occupied homes. * In-depth knowledge of SOR Codes and their application in pricing and valuing works. * Excellent communication and leadership skills, with a resident-focused approach. * Full UK driving licence – flexibility to travel across Essex and Northern Home Counties. * SMSTS or SSSTS and First Aid qualifications desirable. * IT skills for reporting and documentation.
