Job Description

Commercial Manager - Refurbishment
Yeadon, Leeds
£50,000 to £60,000 DOE + excellent benefits
We are recruiting on behalf of a well-established refurbishment and fit-out specialist delivering high-quality projects across the commercial and public sectors. The business provides an end-to-end service, from initial design through to full installation.
This role is a commercially focused, office-based position responsible for overseeing the financial and contractual performance of refurbishment projects. The position combines commercial oversight with hands-on Quantity Surveying responsibilities, ensuring projects remain commercially viable from tender stage through to final account.
Commercial Manager Responsibilties:
  * 
    Oversee the commercial management of refurbishment contracts under JCT and bespoke company terms
  * 
    Ensure contracts are administered correctly, protecting entitlement and mitigating risk
  * 
    Provide commercial input at pre-construction stage, supporting tenders and bid submissions
  * 
    Review tender allowances, margins, exclusions and risks to ensure alignment with delivery plans
  * 
    Establish and manage project budgets, tracking costs against forecasts
  * 
    Produce regular commercial reports, including margin and gross profit forecasts
  * 
    Prepare valuations, applications for payment and subcontractor assessments
  * 
    Manage variations and change control, ensuring accurate valuation and margin protection
  * 
    Support live projects with Quantity Surveying duties to ensure delivery within agreed commercial parameters
About You:
  * 
    Experience in a Commercial Manager, Quantity Surveyor or Senior Quantity Surveyor role within construction
  * 
    Strong working knowledge of JCT contracts
  * 
    Confident managing cost control, valuations and variations
  * 
    Experience supporting tenders and bid submissions
  * 
    Experience using construction management software or commercial systems
  * 
    Highly organised, commercially astute and solution-focused
