Job Description

M&E Site Manager (Mechanical Bias) – Residential Development

Location: Near Cowbridge
Project: Residential Scheme
Type: Contract / Freelance (initial duration dependent on programme)

Overview

We are seeking an experienced M&E Site Manager with a strong mechanical background to join a residential development project near Cowbridge. The successful candidate will take responsibility for coordinating mechanical and electrical installation works on site, ensuring works are delivered safely, efficiently, and in line with programme and quality expectations.

Working alongside the project management team and subcontractors, you will play a key role in driving the delivery of MEP services across the development.

Key Responsibilities

  * 

    Oversee and coordinate mechanical and electrical installation works across the site.

  * 

    Manage and supervise M&E subcontractors, ensuring works are completed safely and to programme.

  * 

    Ensure compliance with health & safety regulations, site procedures, and company standards.

  * 

    Monitor installation quality and ensure works meet design specifications and building regulations.

  * 

    Coordinate M&E activities with main contractor, site management team, and other trades.

  * 

    Attend and contribute to site meetings, progress reviews, and coordination meetings.

  * 

    Assist with programme management, identifying and resolving delays or clashes.

  * 

    Oversee testing, commissioning, and handover processes.

  * 

    Maintain accurate site documentation, progress reports, and snagging records.

Requirements

  * 

    Proven experience as an M&E Site Manager / MEP Supervisor on construction projects.

  * 

    Strong mechanical bias (HVAC, pipework, plantroom installations, etc.).

  * 

    Experience working on residential or mixed-use developments.

  * 

    Ability to coordinate multiple subcontractors and trades on busy sites.

  * 

    Good understanding of commissioning and handover procedures.

  * 

    Strong communication and organisational skills.

Qualifications

  * 

    SMSTS or SSSTS

  * 

    CSCS Card

  * 

    Mechanical trade background or relevant engineering qualification (preferred)

  * 

    First Aid (desirable)
