Job Description

We are recruiting a Lead Commercial Manager to take ownership of a major internal fit-out package on a large manufacturing plant.

This is a high-profile role managing a £30m package (growing to ~£60m) covering panelling, walls, floors and ceilings on a large-scale industrial scheme.

The role will begin with a 4-month pre-construction phase, based near Manchester Airport, before moving into delivery with limited site travel (typically once per week).

The Role

You will take full commercial responsibility for the package from early-stage setup through to final account. This includes establishing the contract, managing risk, leading procurement, and driving financial performance through delivery.

The works are labour-intensive, so strong experience managing productivity, costs, and subcontractors in this type of environment is essential.

You will also lead a team of four commercial staff, ensuring robust reporting, control, and performance across the package.

Key Responsibilities

  * Lead commercial input during pre-construction, including contract setup under NEC

  * Develop cost plans, procurement strategy, and risk management approach

  * Take full ownership of commercial performance during delivery

  * Manage subcontract procurement, variations, and compensation events

  * Maintain accurate forecasting, CVRs, and cash flow

  * Lead and develop a small commercial team

  * Interface with main contractor and senior stakeholders

Requirements

  * Proven experience as a Commercial Manager or Senior QS leading packages (£20m+)

  * Strong working knowledge of NEC contracts (NEC3/NEC4)

  * Experience in pre-construction / project setup

  * Background in fit-out, interiors, or labour-heavy construction packages

  * Ability to manage and develop a small team
