Job Role: Small Works Project Manager

Contract: Permanent, Full Time
Salary: £40,000- £43,000 Per Annum
About the Role
Mainstay Recruitment are seeking a skilled and motivated Small Works Project Manager to lead the delivery of billable works and small projects across Defence Estates for our well known client. This is a key role responsible for taking projects from initial brief through to completion, ensuring they are delivered safely, efficiently, and to the highest standards of quality and compliance.
You will be technically competent, commercially aware, and confident in coordinating resources, managing contractors, and maintaining strong working relationships with a wide range of stakeholders. The position requires a proactive and organised professional who can ensure that all activities meet statutory, regulatory, and Ministry of Defence (MoD) requirements, with a strong emphasis on Health, Safety and Environmental compliance.
The role involves close collaboration with Defence Infrastructure Organisation (DIO) representatives, site teams, and end users to agree project scope, priorities, and timelines. You will lead planning activities, ensure appropriate contractor deployment, and maintain oversight of quality, schedules, and budgets to achieve contractual targets and KPIs.
You will be responsible for managing project documentation, including the review and approval of Risk Assessments and Method Statements (RAMS), and ensuring accurate records are maintained using CAFM systems such as Maximo and SharePoint.
Strong relationship management is essential. You will act as a trusted point of contact for clients and stakeholders, resolving issues, setting expectations, and ensuring a positive customer experience throughout each project.
What You'll Bring
• Proven experience supervising teams and managing small to medium-scale projects within construction, property maintenance, or FM environments.
• Strong background in planning, directing, and controlling works, with the ability to deliver KPIs and apply safe systems of work.
• Management-level Health & Safety and Environmental qualification (e.g., SMSTS).
• Proficiency in IT systems including Excel, Word, CAFM systems, Teams, and SharePoint.
• Commitment to Continued Professional Development.
• HNC/HND in Building, Civil, Electrical, or Mechanical Engineering (or equivalent experience) is desirable.
• Professional membership or progression toward APM, RICS, or CIOB is advantageous.
• Additional training such as Asbestos or Legionella Responsible/Authorised Person competencies is preferred.
• Experience within MoD or Defence FM environments and familiarity with JSP standards is highly beneficial.
• Strong communication, problem-solving ability, and emotional intelligence, with the capability to lead teams and foster a culture of safety, accountability, and continuous improvement.
